    Walk the house as a builder

    Roof, foundation, drainage, electrical, plumbing, and the age of the systems. I would rather find what a buyer’s inspector will find before we are in escrow, when there is still time to decide what to fix and what to disclose.

    Decide where the money goes

    Some improvements return more than they cost and some do not. Roof, paint, and flooring usually pay. A cosmetic kitchen remodel often does not. We prioritize the work that moves the number.

    Price against the real comparable sales

    Not the aspirational listing down the street — the closed sales a lender’s appraiser will actually use. Overpricing costs more in days on market than it ever gains in price.

    Prepare, launch, and negotiate

    Photography and presentation done properly, showings managed, and offers compared on terms as well as price. Net proceeds, contingency risk, and timeline all factor into which offer is genuinely best.
